Alabama Hunting Land for Sale

Alabama is blessed with an abundance of diverse hunting opportunities. If hunting is a primary consideration for you in buying a tract of land, here are a few things to consider that will help narrow your focus to properties that are most likely to meet your needs. Some are “universal” and will apply to any land purchase, and others are specific to hunting tracts.

Location

Is being within a certain distance from home a primary factor, even if it means sacrificing the quality of hunting or other criteria? At some level, virtually everyone’s answer to that question is “yes.” Begin by setting the outside parameters of your search: Ask yourself, “If I found the ‘perfect’ property one hour away, would I be interested? Two hours? Three hours?” When the outside parameters are set, opportunities that meet those criteria can be assessed relative to other factors.

Budget (money and time)

How much can you afford? Consider initial purchase price, improvements, and maintenance/management. Will you consider financing? If so, do some homework to see what kinds of financing are available to you. An often underappreciated but important factor with a land purchase is time. Do you want (or can you afford) a place that is “ready to go” or are you okay with purchasing a relatively unimproved or under-managed tract and investing the time it will take to make it what you want it to be?

Hunting Goals

What is more important to you: A place that is ideal for one type of hunting, or land that offers more general hunting, but may not be prime habitat for any one species? Get specific with your objectives. You often hear a property touted as “good hunting land,” and certainly there are land qualities that are good for multiple types of game, but prime habitat for duck hunting, for example, can be very different from prime quail hunting land.

Secondary Objectives

Is it important for you to have the ability to generate short term or long term income from the property? Are there other activities that you would like to do on the property? For example, would you like to be able to go fishing or horseback riding?

An important thing to keep in mind: As you move through the process of evaluating opportunities, your priorities may change. Things that are an absolute must today may seem less important after you have looked at a few properties. Also, things that you didn’t even consider at first may become very important in your search.
