Alabama offers a wide range of land types and topography providing many choices for family getaways, including family farms, hunting lodges, and waterfront cabins. When buying rural land in Alabama as a family getaway or a family farm, there are a number of things to consider that are different from purchasing a house in the city. Among the most important is being prepared to visualize what it could be. It is difficult to find a place that exactly matches all of your criteria - one that is “ready-to-go” in every way. Many times buyers will need to look beyond a property’s current use or improvements and have a vision of what it could be. Is there a pond or lake site on the property? If so, how large can it be? How much time and money will it take to clear some land for a pasture? Is the land suitable for growing pine trees and/or hardwood?
Having an open mind as you look at prospective land options is a key to a successful search for rural property in Alabama. After you have identified one or more potential land parcels, the next step is to evaluate the changes or improvements that you would have to (or want to) make to each prospective property and how they impact the property’s value to you. This is very much unique to your criteria and priorities and can vary a great deal from person to person.
Many times, it boils down to time vs. money. The value of having an established, mature pond vs. a good pond site, for example, can be very different for sixty year old grandparents compared to someone who is twenty-five years old and single.
